Essex-based partnerships housebuilder Stonebond is set to build 74 new homes at the major residential project Gardiners Park Village, near Basildon – with 91% to be delivered as private rent through Leaf Living, a specialist provider of professionally managed new-build rental housing in the UK.
The site is the third phase of a wider £200m masterplan between developers Inland Homes and Homes England, which will bring up to 700 new homes, including a large provision of affordable homes to this part of Essex. Alongside, Gardiners Park Village will include 25,000 square metres of commercial space, new school, and community facilities
Stonebond has purchased circa 4.7 acres of land with detailed planning permission, allowing the company to start on site sooner and bring the new homes forwards in a shorter timescale. The project will comprise one and two bedroom apartments and three bedroom houses to rent through Leaf Living, and six larger four bedroom houses for private sale. First completions of these new homes are expected in Autumn 2023.
Stonebond is a family-owned housebuilder established over 40 years ago. Headquartered in Chelmsford, the business takes pride in outcome-focused partnership working to create outstanding new mixed-tenure developments that leave lasting legacies for generations to come.
The company is committed to building sustainably, which includes a fabric first approach on delivery above Building Regulation standards. Residents’ welcome packs will include travel vouchers to encourage public transport usage to mitigate car travel, adding to the positive net biodiversity gain of the scheme.
Additionally, Stonebond has adopted a comprehensive set of measures outlined through the National TOMS Framework, further enhancing its social value commitments. This focuses on four key themes: local jobs and skills, supporting regional business, creating healthier communities, and protecting the environment.
Rob Wilkinson, Managing Director of Stonebond Chelmsford, comments: “Gardiners Park Village is an exciting extension to Basildon, providing extensive new homes and amenities for the local community. We look forward to working with Leaf Living to bring forward the next chapter of this new neighbourhood. The project, in partnership with Inland Homes and Homes England, marks the latest milestone in our ambitious plans for future growth.”
Chief Executive of Inland Homes, Stephen Wicks, said: “Projects such as Gardiners Park Village provide more than the much-needed homes the UK so desperately requires. With Homes England we are creating a lasting legacy for Basildon through an entirely new community, and the new, multi-tenure homes Stonebond is bringing forward, in partnership with Leaf Living, and enabling us to drive this forward.”
Will Montague, Interim CEO of Leaf Living, said “I am delighted to be working in partnership with Stonebond. They have a strong track record of delivering high quality new-build homes with a strong focus on placemaking and sustainability. I am looking forward to sharing our experience and expertise as we continue working together going forward”
